48 hours before arrival, guests receive a check-in email with a personal link. They click it and complete: rental agreement signature, house rules acknowledgment, and passport/ID details (name, document type, number, nationality, date of birth). Only after completing all steps do they receive the door access code. This ensures 100% compliance — no guest gets in without registering.

Yes. The moment a guest completes check-in, their data is submitted directly to SES Hospedajes via the official government web service API. No manual uploads, no CSV exports, no logging into the SES portal yourself. You see the submission status (Sent, Pending, or Failed) on every booking in your dashboard. Failed submissions retry automatically at 8 AM and 8 PM.

SES Hospedajes requires for each guest (16+): first name, last name, sex, date of birth, nationality, document type (passport, DNI, NIE, or driving license), document number, and your property's establishment code. The DirectBookings check-in form collects all required fields. For Spain properties, all-guest ID collection is automatically enforced.

Yes. You can manually create a booking in DirectBookings for any Airbnb or VRBO reservation and share the check-in link with the guest via Airbnb/VRBO messaging. The guest completes the same check-in flow, provides their ID, and data is submitted to SES. Works for any booking source — direct, Airbnb, VRBO, Booking.com.

Automatic reminders are sent if the guest hasn't completed check-in 24 hours before arrival. You can also see incomplete check-ins in your dashboard and follow up manually. The key incentive: guests don't receive the door code until they complete check-in, including the ID step. This gives them strong motivation to complete it on time.

The check-in approach is more reliable than WiFi captive portals: guests MUST complete it to get the door code (100% compliance), it happens before arrival (giving you time to review), and it collects the rental agreement signature in the same flow. WiFi capture happens after arrival and can be skipped if guests use mobile data. For Spain compliance, the check-in method is recommended.

No. Airbnb does not register your guests with SES Hospedajes. As the host and accommodation provider, you are legally responsible for submitting the parte de viajeros within 24 hours of check-in. This applies regardless of which platform the booking came through. DirectBookings handles this for you automatically.

Yes. In addition to the check-in flow for SES compliance, DirectBookings offers a Guest WiFi product ($15/month per access point) that captures guest emails when they connect to your property WiFi. This is useful for building a marketing list from Airbnb guests whose emails are normally hidden. The WiFi and check-in tools complement each other — compliance + marketing.
