SES Hospedajes replaced everything
Before December 2024, guest registration in Spain was fragmented: National Police areas used WEBPOL, Guardia Civil areas used their own hospederías system. Both have been shut down.
Now there's one platform for the entire country: SES Hospedajes (ses.mir.es), run by the Ministry of the Interior. It collects significantly more data than the old systems — 21 fields per guest instead of the previous 8-10.
The two exceptions: Catalonia (Mossos d'Esquadra system) and Basque Country (Ertzaintza system) operate independently. All other regions use SES exclusively.
The legal basis is Royal Decree 933/2021, conceived as a police instrument for prevention and fight against terrorism and organized crime. It applies to every accommodation provider — hotels, vacation rentals, Airbnb listings, rural houses. No exceptions for small hosts.

Find 'Hospedajes y Alquiler de Vehículos' → 'Access to Establishments and Entities Registration'. Click the @ icon in the Access column.
Use Cl@ve PIN, Cl@ve Móvil, or a digital certificate. The digital certificate is needed for signing, but Cl@ve is sufficient for regular access. If you don't have either, start at clave.gob.es.
Enter holder details (your info or your property manager's) and accommodation details. Important: check the 'Web service communications' box to enable API access.
Ministry sends an email with your landlord code, establishment code, and web service username (ending in 'WS'). This email is your proof of registration. Save these codes.
SES web service credentials expire periodically. When they do, go to the 'webservice user' section in your SES profile to reset the password. If submissions start failing, expired credentials are the most common cause.
Guests self-register. Data auto-submits. You do nothing.

This happens regularly. You need a system with retry queues. Manual submission means you miss the 24h deadline. Technical outages are NOT accepted as excuses by authorities.
SES web service credentials expire periodically. Log into SES → 'webservice user' section → reset password. DirectBookings shows 'Failed' status immediately so you know.
Address is a required field under the decree. Explain it's a Spanish legal requirement for all accommodation. Hotel guests provide it too. No address = you can't submit = non-compliance.
One of the hardest fields. SES requires you to declare family/partner relationships within a travel group. Your check-in form must ask this explicitly.
Each property needs its own establishment code. If you have properties in Catalonia or Basque Country, those need separate systems (Mossos/Ertzaintza).
Compliance handles the legal side. But what about marketing?
